Custom Reports

Custom Reports focus on a specific, limited area, like a section of a neighborhood or gated community, usually covering one type of property only (houses, or condos, or lots) and showing sales from the last 2 years.

Custom Reports are perfect if you need hyper-targeted, recent sales data, whether you're buying, selling or advising a client on a specific transaction.

Comprehensive Area Reports (coming soon)

Comprehensive Area Reports cover larger zones, like an entire gated community or residential area, and can include houses, lots, and condos, with all sales from the past 5 years.

Comprehensive Area Reports are ideal as farming reports, to guide and empower your marketing & sales efforts, build expert knowledge of your market's key areas, and optimize investment decisions.

FAQ

Do all sales appear in the report?

While our reports typically capture over 90% of sales in a given area, some transactions may not be included: very recent sales (up to a few months), properties sold by transferring the ownership of a corporation (rather than the property itself), concession properties, properties without a valid finca number, or due to delays or errors in public records update.

Additionally, for very recent transactions, certain elements that may have influenced the sale, such as furnishings or other items included in the deal but not officially recorded, might not be reflected in our price data.

Finally, only cadastered areas (65-70% of the country currently) can be the object of a report.

Are the sales prices shown the actual recorded closing prices, or just listing/asking prices?

The figures displayed are the final recorded closing prices specified in the notarized sales contract, not the asking or listing prices.

Where does the sales data come from?

The information is sourced from official, publicly accessible notarized sales documents.

What does the "sale date" represent?

The sale date shown reflects the date when the purchase contract was signed and notarized, i.e. the official closing date recorded by the registry.

Will the report be regularly updated?

The report is first sold as a static, all-encompassing historical report.

Updates to the report will be made available as a separate subscription product after the initial delivery.
